Step 3: Confirmation of Application
Within 48 business hours of our receipt of your documents, you will be sent complete documentation relating to your loan, much of it already filled out, for your approval and signature. This package will include your typed application as well as other disclosures and written agreements, a list of documentation Atlantic Home Loans requires to expedite the processing or your loan. You will be requested to return these documents in a timely manner by mail.
Step 4: Loan Processing
Once our processing center receives your application, a Loan Officer with a minimum of 10 years experience working at Atlantic Home Loans will pre-screen your file based on income and credit worthiness. An Appraiser local to the area will be commissioned to review the property. The original Loan Officer assigned to your file will be your contact for any questions relating to your loan. This is done so you do not have to go through different processors, underwriters and closers that may not even be familiar with your file. Once Atlantic Home Loans receives your completed application the file will then be submitted to our underwriting department.
Step 5: Underwriting
The decision to approve or deny a loan is based upon several basic factors: employment history, credit, income, debt to income ratio's, cash savings and property appraisal.
